π Key Requirements for Short-Term Rentals (STRs):
π΅ Licensing:
- Submit an application and pay a $500 license fee for each STR property.
- Obtain your license from the City before listing your property.
ποΈ Minimum Stay:
- STRs must be rented for at least 2 nights.
π No Events Allowed:
- Properties cannot be used for gatherings, meetings, or events with third-party (non-renting) guests.
π₯ Occupancy Limits:
- Maximum: 2 adults per bedroom or 10 people total per dwelling.
π‘ License Details:
- Licenses are non-transferable and only apply to the specific property being rented.
- Property owners may hold up to two STR licenses within city limits.
- Owners with more than two properties by January 1, 2025, will be grandfathered in (non-transferable).
π Zoning Rules for STRs:
- R-1/RP-1 Single Family & R-3 Town-House Districts: 1 dwelling unit per parcel.
- R-2/RP-2 Two-Family & DND Downtown Neighborhood Districts: 2 dwelling units per parcel.
- R-4/RP-4 Garden Apartment & Other Multi-Unit Zones: 4 dwelling units per parcel.

- Must live within 40 miles of the property.
- Responsible for inspections, property care, and renter conduct.
- Property owners meeting distance requirements can act as their own agent.
