While the average size of new homes has shrunk nationally, Kansas City homebuyers are prioritizing features over sheer square footage. This trend is reflected in a recent survey by the National Association of Home Builders (NAHB).

The survey found that 80% or more of Kansas City homebuyers consider a laundry room and a patio essential or desirable in a home. Additionally, features like Energy Star windows, exterior lighting, ceiling fans, and garage storage are also highly sought-after.

Interestingly, homebuyers are willing to forgo extra space in certain areas, such as the home office or dining room. However, they prioritize larger kitchens and ample closet space.

Technology is also increasingly important to Kansas City homebuyers. The survey revealed a growing demand for features like security cameras, wired home security systems, and programmable thermostats.

Furthermore, the trend of multigenerational living is reflected in the survey results, with 55% of respondents indicating a preference for homes with two primary bedroom suites.

These findings align with what local builders are prioritizing. The survey revealed that builders are most likely to include laundry rooms, great rooms (combining kitchen, family room, and living room), walk-in closets, and programmable thermostats in new constructions.

In conclusion, Kansas City homebuyers are looking for functional and comfortable spaces that cater to their specific needs and preferences. While size may not be the biggest concern, features that enhance comfort, security, and convenience are top priorities.
